How you'll spend your time

We recognise that you'll probably be juggling more demands when you do your Master's degree, as you may be working or you may have family responsibilities.

We'll give you as much indication here as we can of how much time you'll need to be on campus and how many hours you can expect to spend in self-directed study, but please note that these indications are always subject to change. You should receive your full timetable several weeks before you start with us.

Course structure

This Master's degree will take 12 months (full-time study) or 2 years (part-time study). 

Full-time students should expect to have lectures 2 days a week, and part-time students should expect lectures 1 day a week. Typically, lectures will span the full day, with breaks between. We suggest that you allow 3 hours of independent study for each hour of lecture time. 

In the last 3 months of the course you'll be focusing on your research project.

Master's study is deeper and more specialised than an undergraduate degree. This means you'll focus on something that really matters to you and your career as you work closely with academics committed to the subject.

You'll spend more time in independent study and research than you did for your undergraduate degree, but the majority of your teaching time will be in-person and face-to-face.

These course-related costs aren't included in the tuition fees, so you'll need to budget for them when you plan your spending. Additional costs could include:

  • Recommended reading:  You can borrow key texts from the library and if you choose to purchase these texts they may cost up to £60 each.
  • General costs: Such as photocopying, memory sticks, printing charges, binding and specialist printing. We suggest budgeting £75 per year.
  • Final project transport or accommodation:  where necessary, which related to your research activities. The amount will depend on the project you choose.

Entry requirements​

Uk qualifications.

  • A second-class honours degree or equivalent academic qualification in a technical or analytical discipline.
  • Exceptionally, applicants from non-technical/analytical disciplines but with proven and substantiated experience in the property or construction fields will be considered.

Please  get in touch  if you're not sure if your undergraduate subject is relevant to this degree.

Equivalent professional experience and/or qualifications will also be considered, such as previous study, employment, voluntary work and training courses, including courses and qualifications you didn't complete. Learn more about our  Recognition of Prior Learning (RPL) .

Non-UK qualifications

If you're applying as an international student with a non-UK degree, you’ll need to show you meet the UK entry requirements listed above.

  • English language proficiency at a minimum of IELTS band 6.0 (or equivalent) with no component score below 5.5.

You do not need an IELTS or equivalent certification if:

  • you are a national of a majority English-speaking country

Course delivery

Our Quantity Surveying postgraduate course is delivered through a range of industry-focused modules. The 180-credit MSc award comprises eight taught modules plus a research-based project. The 120-credit PgDip comprises eight taught modules. The 60-credit PgCert award comprises four specified taught modules.

The course starts every January and September. You can choose to study full-time or part-time on campus, or part-time via distance learning:

  • as a full-time student, you will complete four 15-credit taught modules in each of the first two trimesters on campus.  In the final trimester, you will complete a research-based project worth 60 credits
  • as a part-time student, you will complete two 15-credit modules in each of the first four trimesters on campus. Across two additional trimesters, you will complete a research-based project worth 60 credits
  • as a distance learning student, you will complete two 15-credit taught modules in each of your first four trimesters. Across two additional trimesters, you will complete the dissertation online, with tutor support

As you develop your quantity surveying knowledge, you will learn about techniques and process used to manage procurement, contracts, risk and finance. Dissertation

This module allows you to develop a research proposal with clear aims and objectives related to your study.  You will undertake a critical analysis of existing research and engage in various forms of recognised research in order to produce a sustained, sophisticated, and logical argument in the form of a written dissertation.

Please note that it may not be possible to deliver the full list of options every year as this will depend on factors such as how many students choose a particular option. Exact modules may also vary in order to keep content current. When accepting your offer of a place to study on this programme, you should be aware that not all optional modules will be running each year. Your tutor will be able to advise you as to the available options on or before the start of the programme. Whilst the University tries to ensure that you are able to undertake your preferred options, it cannot guarantee this.

What will I be doing?

Campus-based teaching and learning will develop your knowledge and skills through a blend of theoretical, collaborative and practical methods, including:

Typically, lectures will introduce the core module knowledge with tutorials designed to provide a forum for tutor-led discussion and debate. Project work is your chance to conduct research and other techniques that will help you to develop solutions to prescribed tasks.

Distance learning students will experience our online learning environment and intensive tutor support. Weekly online tutorials are delivered to encourage student participation.

Our online learning materials enable you to complete self-directed study at your own convenience. Learning is driven by real-world problems in workplaces and job roles.

Assessment methods include written coursework (100%) and continuous informal assessment by your tutors.

For full-time students, some modules include assessment using presentations

Dissertations delivered online receive extensive tutor support.

What you need to know

Applicant profile.

The course is recommended for graduates from a broad range of subject areas, including the arts, sciences, law or business, as a gateway to a future quantity surveying career. This course is also relevant for current professionals who want to formalise their existing skills with an accredited qualification.

No prior knowledge of quantity surveying, property or construction is required, however, quantity surveying is a broad and challenging field, so it is important that you are prepared for the scope of the learning material.

ENGLISH LANGUAGE REQUIREMENTS

All of our courses are taught and assessed in English. If English is not your first language, you must meet our minimum English language entry requirements. An IELTS score of 6.0 (no element below 5.5) is proof of this, however we do accept a range of equivalent qualifications.

This Quantity Surveying and Commercial Management MSc is the ideal degree if you want to move into a senior management role in this highly challenging and dynamic industry.

Cost management of construction processes is vital throughout the life cycle of a project. This requires a good understanding of the commercial aspects of development and construction, and the environment in which these operate.

On this course you will address projects from the perspectives of both demand and supply, and focus on the procurement and financial control of construction projects. The programme is ideally suited to students involved in the procurement of built assets, for example on behalf of project sponsors in the public sector. In addition to RICS accreditation and a Masters qualification, you will also gain many lifelong managerial and professional career skills through the programme.

Your programme is made up of a number of core modules which are part of the course framework. Some programmes also have optional modules that can be selected to enhance your learning in certain areas and many feature a dissertation, extended report or research project to demonstrate your advanced learning.

Core modules

Dissertation 60 credits.

This module develops and tests your ability to prepare a dissertation, based on the study of a subject related to your chosen discipline within the built environment. Dissertation preparation normally takes place after completion of the Postgraduate Diploma stage.

Construction Technology 10 credits

The aim of this module is to review and analyse construction methods and building services installations for domestic buildings, framed structures, and commercial/industrial buildings.

Research Methods 10 credits

This module focuses on your critical understanding of the research process. In preparation for your research study, it also develops skills in research design, implementation and presentation. You will come to understand the differing techniques, strategies and methods used to undertake research in the built environment.

Sustainable Procurement 20 credits

In this module you will examine existing procurement options and their effectiveness in meeting the client's requirements. You will also examine sustainable construction and the development of procurement strategies which address sustainable construction principles.

Construction Contract Strategy 20 credits

In this module you will develop a strategic knowledge and critical appreciation of construction contract law to enable the student to consider in detail the application of it to construction and engineering projects.

Quantity Surveying Professional Practice 20 credits

This module encourages students to apply the theory, concepts and procedures of quantity surveying professional skills using standard industry practice.

BIM Enabled Financial Management 20 credits

The aim of this module is to introduce financial management techniques used in construction in order to manage the lifecycle cost of built environment facilities. The module will also deliver the fundamental concepts that link financial management and BIM, such as the cash flow forecasts, cost plans, cost value reconciliation and whole life cycle management of construction facilities.

Collaborative BIM Project 20 credits

The module is an opportunity for students to follow BIM protocols and practice in a collaborative multidisciplinary project team to achieve project success.

Dr Onur Dursun

Programme leader.

Dr Onur Dursun has joined the School of Civil Engineering and Built Environment as Senior Lecturer in Quantity Surveying in 2019. Prior to this appointment, Onur was an Assistant Professor at the Department of Architecture, Yasar University (Izmir, Turkey); a Visiting Lecturer at German University in Cairo (Berlin, Germany); and a Researcher at the Institute of Construction Economics, University of Stuttgart (Germany) and Teaching Assistant at Istanbul Technical University (Turkey). He was awarded a Doctor of Engineering (Dr.-Ing.) degree in the subject of Construction Economics by University of Stuttgart in 2013. He obtained two MSc degrees in Construction Project Management from University of Reading (UK) and Istanbul Technical University (Turkey) in 2008 and 2009, respectively. Onur is interested in research areas/topics related to (1) construction economics – early estimation of key project determinants using statistical modelling and machine learning methods; (2) optimization of building design based on selected performance metrics using simulations coupled with genetic algorithms; (3) integration of virtual reality in building design education. Throughout his career, Onur has taught wide spectrum of subjects in built environment at all levels - including, but not limited to, construction project management, economic evaluation of building projects, legal aspects of building projects, virtual environments in building design, research approaches and design, and structural design and analysis.

Our Commercial Management and Quantity Surveying course is designed to meet the needs of the financial management and quantity surveying sectors. The degree offers a solid theoretical base, combined with a strong focus on industrial relevance. This means that you'll quickly be able to make a positive contribution to the success of your working environment, and the development of your own professional career. Our students are often recruited by international construction and quantity surveying practices. Graduates also develop careers across different sectors of industry and commerce.

Degree duration

The fastest a MSc can be completed is in 2½ years. The maximum completion timeframe is 8 years. On average, most students complete an MSc in 3-4 years.

Delivery of online degrees

Our up-to-date and progressive course materials are made available online through the Virtual Learning Environment (VLE). The VLE links you with our expert academics and course materials through videos, webinars, articles, journals, assessments and discussion boards. Tutors will provide you, by phone, Skype or email, with academic support similar to that received by our on-campus students.

Course content

For the MSc, students undertake 8 taught courses plus a research dissertation. Students on the Postgraduate Diploma take the 8 taught courses only.

Heriot-Watt Online students must first take exams in two entry courses, Advanced Construction Technology and Value & Risk Management. Based on the results from these courses students continue on the degree at MSc or at PG Diploma level. Students study 7 mandatory courses and choose 1 optional course from a choice of electives.

Approaches to Teaching and Learning

The overall approach in the programme teaching and learning is student-focused, which is designed to encourage students to take responsibility for their own learning and development.

Programme learning objectives ensure transmission of core knowledge relevant to each course. The level of competency required provides the academic rigour appropriate to Masters programmes. This is achieved through traditional methods of teaching and learning, and can be summatively assessed in examinations.

Programme leaning outcomes come from overarching Discipline themes. Achievement of them demonstrates skill and mastery of the subject at advanced level and requires students to make value judgements relevant to quantity surveying through reasoned application of core knowledge. This is achieved through student interaction with integrated project work which is assessed by assignment. The requisite competencies related to Subject Mastery are acquired and developed through lectures, tutorials, group work and integrated design project. The design project reinforces the development of subject-specific skills through a co-ordinated set of projects ensuring an interdisciplinary approach to developing professional skills.

Approaches to teaching and learning are continually reviewed and developed with the aim of matching them to the abilities and experiences of students, with regard for the subject area. Specific details about teaching and learning methods are provided in the appropriate course descriptors.

Assessment Policies

The assessment policy for the programme incorporates a range of assessment types. Continuous assessment during some courses and summative assessment at the conclusion of courses both contribute to the overall assessment and are used to formally measure achievement in specific learning outcomes. Understanding, knowledge and subject-specific skills are assessed by coursework assignments, integrated design elements and written examinations. Approaches to assessment are continually reviewed. Entry requirements

For msc level entry applicants must have:.

  • Minimum of 2:2 honours degree or equivalent academic qualification in cognate and semi-cognate subject area.
  • Corporate (or chartered) membership of relevant professional institutions will also be considered.

For PG Diploma level entry applicants must have:

  • Third class honours degree in a cognate or semi-cognate subject area PLUS 2 years of relevant experience at an appropriate level completed post qualification.

  • Candidates who do not meet the above entry requirements or have no formal academic qualifications will be considered individually based on their CV and interview. Admission via this route will be at the discretion of the Director of Admissions and the number of successful applicants will be restricted.

There is no entry at PG Certificate level except through exceptional agreement with approved learning partners.

Non-graduating study at masters level:

  • Entry is based on CV or on formal academic qualifications or graduate (or incorporated) membership of a relevant professional institution.

Recognition of Prior Learning

We can only consider requests for RPL at the time of application to a course of study. 

English language requirements

If English is not the applicant's first language a minimum of IELTS 6.5 or equivalent is required with all elements passed at 6.0 or above.

Applicants who have previously successfully completed programmes delivered in the medium of English language may be considered and will be required to provide documentary evidence of this. Examples would be secondary school education or undergraduate degree programme. A minimum of at least one year of full time study (or equivalent) in the medium of English language will be required.

We offer a range of English language courses to help you meet the English language requirement prior to starting your masters programme:

  • 20 weeks English (for IELTS of 5.0 with no skill lower than 4.5)
  • 14 weeks English (for IELTS of 5.0 with minimum of 5.0 in writing and no skill lower than 4.5)

Course Overview

The aim of this programme is to enable learners to acquire a highly practical level 9 qualification in quantity surveying. The programme will create a progression opportunity for level 8 undergraduates and other learners with a mix of academic qualifications, relevant professional institute membership and experiential learning gained from working within the built environment.

TUS’s postgraduate qualifications in Quantity Surveying are the only courses of their type outside of Dublin. They provide entry points to the profession of Quantity Surveying, and are fully accredited by both the Society of Chartered Surveyors of Ireland and the Royal Institute of Chartered Surveyors.

The MSc in Quantity Surveying satisfies the educational requirements to enrol in the SCSI APC (become a chartered quantity surveyor) within one year.

What are the entry requirements?

A primary degree in a built environment programme with a minimum award of Second Class Honour Grade 2.

An appropriate professional built environment qualification (ie. Chartered membership of the SCS, EI, CIOB etc.) and at least 2 years relevant professional experience/responsibility.

A primary degree and at least 5 years relevant professional responsibility and experience.

Special Case Registrations: Prospective participants who do not meet the entry requirements for the programme detailed above, but who may qualify for admission by meeting certain other equivalent criteria, should apply to the Admissions Office for consideration.

Note:  An interview may form part of the selection process for all application routes.

Course Modules

Contract Implementation

Credits: 10

The aim of this module is to develop the student’s knowledge, intellectual skills and competence to develop critical and analytical attitudes towards the Implementation and Review process associated with the Capital Works Management Framework.

Land Use Planning (Elective)

The aim of this Module is to provide learners with the fundamental principles underlying land use planning in Ireland and how they are applied in the development management process including the legislative basis on which they are based.  The Module covers up to date  planning and appeal cases to ensure learners have the knowledge of factors influencing  current planning decisions.

Measurement 1 (Quantification & Sustainable Development)

To demonstrate knowledge and understanding of the work of the quantity surveyor and the industry in which he/she operates to non QS graduates and explore the essential process and concepts involved in the measurement and tendering of domestic and commercial projects.

Measurement 2 (Quantification & BIM)

Continuing the Measurement 1 module, this expands the ability of the learner to create effective Tender documentation. Cost modelling associated with BIM is introduced and developed.

Procurement & Tendering

Public construction procurement has seen sea change transformation over the past decade. Quantity Surveyors were criticized during the Construction procurement reform debates for only being operationally focused. Still creating transactional BOQ’s in a Public works monoculture of relational PPPs! still surveying quantities in an age of BIM5D! Had the role become extraneous? Inessential?

This module counters that there has never been a greater need for strategic approach to providing public procurement leadership. Partnering, framework agreements, capital works management framework, e-tendering, Construction procurement reform, expenditure restrictions, accountability, supply chain management, transparency, sustainability, EU directives, risk transfer and avoidance have all added complexity, constraints and opportunities in which procurement specialists operate. This module builds on the operational components of a graduate level Quantity Surveying education (Estimating/Tender documentation) to promote construction procurement as a role in its own right, on parity with Architecture, Engineering or Construction Management.

Cost Planning & Commercial Management

Strategic issues raised in the Procurement & Tendering module such as BIM and the move away from Transactional Contracting (BOQs) are addressed practically and opportunities made available to research or address these challenges and explore new data analytics, business intelligence and cost modelling methods in a supporting environment. The project cycle, programming, sequencing and cash flow analysis is explored.

Risk and Knowledge Management

This module will incorporate the two fields of Risk Management and Knowledge Management. Both management fields will focus their role and application within the construction industry.

This module will generate a holistic approach to commercial Risk Management in the Construction Industry. The inter-related issues of risk, commercial risk management, insurance, legislation and compliance will be addressed. How these aspects can develop and change throughout the life cycle of the project. Successful projects require risk to be properly managed throughout the life cycle of the project.

This module will incorporate the theory and practice of Knowledge Management (KM), with its focus to the construction industry. The KM concepts and methodologies which includes the KM life cycle, knowledge creation, knowledge architecture, knowledge capturing, and knowledge storage and transfer topics will be addressed. The implementation of KM will be viewed in the context of organisational culture that impact knowledge management systems for the support of knowledge workers in today’s modern knowledge-based economy.

Contract Administration & Dispute Management

Continuing the Contract Implementation module, the aim of this module is to develop the student’s knowledge, intellectual skills and competence to develop critical and analytical attitudes towards Contract administration and Dispute Management techniques associated with the Capital Works Management Framework.

Construction Economics (Elective)

This module will focus on the applications of economic theory to the working of the construction sector. It will focus on the macroeconomic framework and its impact on the construction industry and the management of projects along with the global economy and its effects on the domestic market.

Dissertation

Credits: 30

The aim of this module is to assist the learner to identify, understand, analyse, and present a completed MSc Thesis.

This module focuses on the planning, preparation, completion , and writing up of a substantial body of research to form an MSc Thesis. Developing an adavanced understanding of research methodologies, research tools, confidentiality and the application of scientific research methods as a problem-solving tool. This encompasses the understanding and application of appropriate project selection, research aspect, research designs, research statistics, critical analysis and data analysis techniques, and applied research project and presentation.

Upon successful completion of this programme, graduates have the opportunity to complete Level 9/10 programmes here at TUS or elsewhere.
